English Partnerships plans new space standards

English Partnerships is planning to publish new space standards before the year-end, which will apply to all public sector homes as well as private schemes built on land delivered through the agency. The move would have a major impact on the industry, warned Andy von Bradsky, chairman of PRP Architects. “I don’t think introducing rigorous space standards is desirable – there is enough red tape in the industry already and it would distort the market, even on sites where EP can take the hit on the land,” he said.<br><br>While von Bradsky admitted that UK developers build the smallest homes in Europe, he suggested that the best way forward would be ensuring homes are flexible and adaptable for older people in the future. “It is important to look at sufficient space standards to enable middle income families to grow inside their homes. But there is also a need for starter homes that could be smaller to enable people to get on the ladder. We need a flexible approach.” EP would not give details of the forthcoming proposals, which will be included in its revised quality price standards. “It’s a matter of watch this space,” said a spokesperson. <br>
