<b></b><b>Please send letters to The Editor, Housebuilder, 56-64 Leonard St, London EC2A 4JX or e-mail ben.roskrow@house-builder.co.uk We reserve the right to edit letters.</b><br><b><b>Sir</b></b><br> Further to Malcolm Pitcher&amp;’s article in May (Yuletide test) I feel that it must be a developer&amp;’s responsibility to ensure a new house is ready and 100% complete for any new purchaser. <p></p><p>As a small developer of around &amp;£1.8 million a year we pride ourselves on handing over a completed home. Any proposals by the Council for Mortgage Lenders should be met positively in order to ensure homes are ready.</p><p>The fact a purchaser is moving into an uncompleted house was always blamed on cash flow, and more recent lack of quality labour. Lenders should therefore be more understanding with development funding, in particular with smaller companies, and training should be addressed by the industry - for every &amp;£1.5 million turnover you should be forced to employ and fully train an apprentice. Long term this would drive down earnings so saving us money.
